Stewardship
For over a century, Maui Land & Pineapple Company, Inc. has been committed to thoughtful stewardship of over 22,000 acres of land, including preservation of the Pu‘u Kukui Watershed, the largest private nature preserve in Hawai‘i. Company assets include land for future residential communities, agriculture, industrial spaces and renewable energy. In addition, MLP has played an integral role in creating the world-renowned Kapalua Resort, home to luxury hotels such as The Ritz-Carlton Maui and Montage Kapalua Bay, two championship golf courses, pristine beaches, and a network of walking and hiking trails.
Land Development
To establish and execute our land utilization strategies, investments will be made internally to reposition our team with the necessary capabilities along with market research, planning, and engineering services. Our primary goal is to establish executable strategies for the conversion of land from current uses to meet the long-term needs of the community, including the provision of land for agriculture and housing in a supply-constrained market. Long-term positive changes in land development and sales revenues should be expected as non-strategic lands are identified for sale and strategic land developments are advanced to completion.
Industrial
With 187,000 square feet of versatile spaces on Maui zoned light industrial, our commitment to the community is tailored into our space utilization approach. In West Maui, we hope our industrial spaces can appropriately support businesses involved in the restoration of Lahaina after the Maui wildfires. In Hali‘imaile, we are cultivating a dynamic maker space designed to foster creativity, collaboration and innovation for local businesses, ultimately providing them a foundation for them to thrive. Notably, Hali‘imaile is strategically located within an Opportunity Zone, amplifying its benefits for local and small businesses by offering incentives and support for economic development.

We take a deliberate approach to ensure our 62,000 square feet of retail, food and beverage locations are utilized in a way that provides gathering spaces and builds community. In West Maui, Merriman's Kapalua (pictured left) has served as a pioneer in the farm to table movement, serving only the freshest products, at least 90% of which are locally grown or caught, using only sustainable methods. Upcountry, our tenant Hali‘imaile General Store has been serving delicious meals for over 30 years in a building that started as a plantation general store about a century ago. This rich history mixed with the delicious cuisine has made Haliimaile General Store a treasured spot for locals and a visitor favorite.

The story of Maui Land & Pineapple Company is deeply rooted in the plantation history and culture developed around of the iconic Maui Gold pineapple. Grown on the slopes of Maui’s Haleakalā, Maui Gold pineapples are prized for their sweetness, high levels of Vitamin C and low acidity. Beyond delivering a tasty, healthy treat, Maui Gold is dedicated to sustainable farming practices today and nurturing the land, respecting the environment, and supporting the local community.
MLP is committed to advancing sustainable agricultural practices and ensuring food sustainability for Maui. In addition to pineapple production, we hope to cultivate a diversified agriculture landscape that not only honors our rich heritage but also empowers us to flourish and provide for future generations.
Renewable Energy
In an effort to ensure a future with a sustainable and resilient energy infrastructure, we have prime land available to harness the abundance of sunshine we receive on Maui. Today, approximately 250 acres of our land is committed to renewable energy initiatives such as solar farms with a goal to create productive use of strategic parcels of land in our portfolio. Conservation
Pu‘u Kukui Watershed
Pu‘u Kukui Watershed is the largest private nature preserve in the State of Hawaiʻi. Extending across more than 9,000 acres from mauka to makai of Mauna Kahālāwai on Mauiʻs West side, it is home to some of the rarest endangered flora and fauna in the islands. This pristine area is a vital water source for Mauiʻs community and one of the wettest spots on earth. With deep cultural guidance for conservation efforts in the preserve, the team takes a culturally sensitive and informed approach to managing the thriving native ecosystem of Puʻu Kukui. Conservation endeavors include non-native invasive species control, weed control, monitoring, research and most importantly protecting rare species.
Honolua Bay
Honolua Bay was chosen as the first stop on the Mahalo, Hawai’i Sail because it was the location where the Hōkūle‘a maiden voyage to Tahiti was launched in 1976. Crew members joined the community in a project to plant 4,000 koa trees and thousands of other native plants in the Pu’u Kukui Watershed Preserve makai conservation area. At one time, koa trees were used to make voyaging canoes, but today there are few of these native trees remaining that are large enough to do so. In 2021, 791 acres were placed under a conservation easement.
